Ottawa Towers Building Features

OT II LobbyOttawa Tower I has approximately 200,000 square feet of rentable space
(15% factor); each floor has approximately 23,788 square feet, net leasable. Ottawa Tower II has approximately 175,000 square feet of rentable space; each floor has approximately 20,000 square feet, net leasable. Both buildings offer the following floor configurations: Eight floors, plus ninth mechanical floor. Rectilinear floors offer exceptional space planning flexibility with four foot modules. Typical corridor to window bays are approx. 40 feet in depth.

Ideal for Data or Call Center – Fiber optics throughout both buildings. Ottawa Tower II has switch gear in place for complete electrical backup in case of an outage.

ParkingOttawa Towers offers employers and employees a parking structure, situated in between the two buildings, with room for 2,800 vehicles. Direct access from the garage to the buildings and easy access to the Phoenix Plaza, a recently renovated and well landscaped park with an outdoor theater pavillion.

The eight-story structures command landmark visibility from Woodward Avenue, Orchard Lake Road, and Saginaw Street. These highways are among Oakland County’s most heavily traveled surface arteries.

Corner ViewThe site located south of downtown Pontiac, in the Central Business District (CBD) and is part of the Woodward Loop. Access to the building is excellent via I-75, M-59, Telegraph Road and Woodward Avenue. Traffic count is 27,000 daily. It is surrounded by Bloomfield Hills, Bloomfield Township, Auburn Hills, Troy and Rochester Hills. These suburban areas offer a wide range of residential and lifestyle amenities.

Reception Area

Ottawa Towers are in move-in condition. Carpeted reception areas, conference rooms, as well as security and computer space, are available on the first floor of both buildings. Well lit carpeted office space is on each of the seven upper floors.

Both buildings have state-of-the-art mechanicals, most of which are located on the ninth floor. Variable air volume system delivers heating and cooling from ceiling diffusers, fully operational through a web-based interface. Sophisticated life safety and fire prevention systems were incorporated during construction.

Theater PavillionOttawa Towers connected to the Phoenix Center mixed-use development. One of the Phoenix Center’s most attractive focal points is an elevated landscape park area and outdoor theater, which rests on top of the parking deck.

 


Ottawa Tower II has a complete commercial kitchen with dining area for around 250. Both buildings have four high speed elevators with oversized cabs to conveniently accommodate deliveries.

Truck dock – Full loading dock facilities are located adjacent to service core.

Safety – Sophisticated life safety and fire prevention systems were incorporated during construction. Ottawa Tower is fully sprinklered.

HVAC system – variable air volume system delivers heating and cooling from ceiling diffusers, individual heating and cooling zones on each floor provide building occupants with maximum environment control and energy conservation.
